The R.E. market has not healed completely, but a trend like this should be encouraging.  When we see a maximum number of people shun mortgages in favor of paying cash for properties, we'll likely see an inflation-adjusted bottom shortly after that.  I still target another 15% haircut nationally and 2015 as the bottom, but we are at least on our way.

Here's an opposing argument that indicates the real estate market is still not healthy (if "healthy" means normal levels of inventory & some level of price appreciation):
