I believe your current holdings accounts for penalties if you withdrew today. I think it will start showing increased amount after year 1.

First page definitely does only show face value without any interest though. That will not change over years.

It might be too early to gauge but stocks going down have the least emotional stress on me versus losing money on bonds and gold.

It might be a possibly irrational belief that they will always go up in the long run and don't feel that way at all about bonds and gold.

I got my first mortgage in 2016 and had the same thought path as you but I started thinking more clearly after about 6 months in. Think about the mortgage as negative bond. You won't be able to get bonds paying that high of a rate. 6 months in, I had an oh crap moment and realized how out of balance...

I just checked Vanguard 1 year treasuries and lowest minimum was 100 so basically $100,000. That is quite high.

However, it did let me set quantity at 1 through 99 but lowered effective yield from 1.87 to 1.84.

I have been fortunate enough to have never been in a situation to need welfare. I don't like how the system punishes savers though. Savings accounts need to catch up.

Best return and convenience right now really is the 1 year treasury @ 1.8%. Especially if you have to pay state income tax.

1 year cds might get you 2% with too much hassle.

The frustrating thing is the welfare cliffs. You are encouraged to keep income low. In Colorado specifically, you have to pay for the school bus or preschool unless you stay under cliff. Rate of return does matter. Institutions would love to be able to get .95 with deposit garauntee instead of negative interest rates. I would first take advantage of the deposit guarantee, combine your cash and long bonds into one bucket and get the best rate you can find. 5 year term deposit with deposit guarantee pays .86% while Sweden 5 year bond pays -0.013%. What a mess for charitable donations. It would be better to just not allow deductions for charitable donations at all and lower the tax rate some if they can. Personally I don't care about the deduction but you feel like you have to jump through the tax hoops if it is available. Maybe I am wrong but...

I would sleep a lot easier with a reit index fund.

I wouldn't trust myself with that much concentrated risk.

From what I understand they are the easiest.

Never done any of it myself though. These sites sure remind me of those blatant internet pyramid schemes in the early 2000's
