There are good experts to listen to, and bad ones.
Among the more interesting ones are Lacy Hunt of Hoisington and David Rosenburg. They recognize the realities of deflation. Though Rosenburg tends to go back and forth a bit too much for my taste.

Gary, I've never been a big fan of using the words conservative and leverage together in the same sentence. A leveraged + conservative portfolio isn't slightly less conservative. It's an entirely different risk profile. And I didn't miss the part where you said "valuations seem lofty"....
